About 20% of land in England and Wales is not registered with the Land Registry. It is now much more common for a property to have a Registered Title at the Land Registry and it is now compulsory to have an Unregistered Title registered for the first time at the Land Registry on the sale, gift, transfer on death or mortgage.
Where your title deeds are unregistered your ownership of the land is recorded within the deeds and documents of which you hold in your or your lender’s possession. However, any future transaction involving the land would trigger compulsory first registration.
